Identify the repayment engine
An owner-occupied business property may rely on business cash flow, while investment property financing may depend on tenant income. Describe the intended use and who earns the cash used to repay debt. The same building value does not make those repayment analyses interchangeable. Ask the proposed provider which financial statements and income definitions govern its review.
Reconcile property and business costs
Keep the building’s operating costs separate from the business’s trading expenses. Where rent is paid between related entities, avoid counting the same cash twice in a combined plan. Identify maintenance, insurance, taxes and capital requirements explicitly. The planning tool does not consolidate accounts or decide how a provider will analyze related-party transactions.
Separate the amortization schedule from maturity
A commercial loan can calculate payments over a longer amortization than its contractual term. Record both periods and the remaining balance at maturity. The commercial mortgage calculator illustrates that balloon using entered assumptions. A payment that fits operating cash flow does not establish a realistic source for repaying the maturity balance.
Compare proceeds, fees and reserves
Start with the new loan amount, existing debt payoff, withheld fees, required reserves and closing expenses. Determine the net cash actually available for the property or business. Compare alternatives on matching amounts and timing. A lower payment attached to smaller usable proceeds or a larger maturity balance is not automatically a better transaction.
Keep program comparisons distinct
The SBA 7(a) page is an official reference for a separate government-guaranteed financing path, including described business and property uses. It is not a private-lender price observation or a promise that a particular project qualifies. Application and current terms require the appropriate lender and program process; MITEY does not reserve a government guarantee.
Review contractual conditions with advisers
Request the collateral description, guarantees, covenants, insurance requirements, environmental conditions and prepayment terms. Identify ongoing reporting and any restrictions on transfers or additional debt. Their effect can outlast the initial closing. Calculator results describe numerical assumptions; they do not interpret the contract, certify environmental status or establish licensing and legal compliance.
Stress the actual business or tenancy risk
For investment property, test the loss or expiry of a material lease. For an operating business, test a period of lower cash generation while building obligations continue. Add the known reserve or repair requirements. Treat a refinance at maturity as a scenario with costs and approval uncertainty, not an automatic renewal at today’s terms.
Ask MITEY about the next decision
Explain whether you are purchasing premises, refinancing a commercial property or comparing investment financing. Share the purpose, stage and timing without account records or a complete street address. Any introduction requires confirmed provider availability and client permission. MITEY remains the public relationship; an enquiry is not a credit decision or guaranteed financing quote.
