Name the event the bridge is financing
A bridge may support acquisition, renovation, stabilization or another transition. Write down what must happen before repayment, who controls that event and when cash is expected. Separate a planned sale from an assumed refinance. The financing should be examined against the actual transition rather than a generic short-term label.
Read maturity separately from payment
An interest-only payment can leave principal unchanged. Identify the exact maturity date, any scheduled principal reductions and the payoff balance. A payment that fits the current budget can coexist with a substantial balloon. Do not treat the number of monthly payments as evidence that the remaining debt will amortize away.
Establish usable cash at closing
Compare the face amount with fees withheld, reserves retained, existing liens paid and cash released to you. Confirm whether an interest reserve is funded from the loan, contributed separately or unavailable for other expenses. A commitment figure is not the same as unrestricted operating cash, and a reserve does not make interest free.
Build a written exit checklist
For a sale, identify the marketing, closing and lien-release assumptions. For a refinance, identify the prospective lender’s property, income, valuation and documentation requirements. Keep prospective approval separate from current bridge approval. Ask what evidence is required before any extension and how far in advance the request must be made.
Price the holding period you expect
Use written interest, entry fees and exit charges over the same proposed holding period when comparing alternatives. The bridge calculator illustrates the entered balance and term; confirm its assumptions against the contract. A starting annual interest rate omits costs that can matter disproportionately when the financing is outstanding for only a few months.
Model an exit after maturity
Add a delayed case before deciding the bridge is affordable. Ask whether extension is optional, conditional or unavailable, and obtain its pricing rather than assuming renewal at the original rate. If a delayed exit creates a cash shortfall, identify a realistic funding source. A model cannot confer an extension right.
Check security and control provisions
Ask which property or assets secure the debt, who guarantees repayment and what releases are required when collateral is sold. Review insurance, reporting, reserve and servicing obligations with the appropriate advisers. The arithmetic may remain unchanged while these contractual conditions materially affect flexibility and the steps needed to complete the exit.
Make the enquiry about the transition
Explain what the bridge enables, the planned repayment event and the timing uncertainty you want to understand. MITEY can receive the question without a full street address or account documents. Any later provider introduction needs confirmed availability and your permission. An enquiry does not confirm a refinance, extension, approval or locked rate.
